FULL BUILD-OUTS

Tenant improvement build-out contractor

We are a glazing contractor and a full-service tenant improvement builder. That means the glass and everything around it — framing, drywall, ceilings, doors, finishes and trade coordination — can be delivered under one contract.

ONE CONTRACT

The glass and the build-out, delivered together

Glass is one of the most visible and schedule-sensitive parts of an interior build-out. When the glazier and the builder are separate companies, openings are framed without the glazier’s input, dimensions drift and the glass becomes the last item on the punch list.

Because we do both, framing is built to the glass from the start. Rough openings, blocking, ceiling heights and floor finishes are coordinated inside one team, and the glass is measured and ordered on a schedule we control.

Beyond glass, we manage the full interior: demolition, framing, drywall, ceilings, doors and hardware, finishes, and the mechanical, electrical and plumbing trades, with permits and inspections through to occupancy.

Acoustical and drywall ceilings coordinated with lighting, diffusers and sprinklers.

Doors and glass

Storefronts, interior glass walls, doors and hardware, all from our own glazing team.

Finishes

Flooring, paint, millwork and specialties that finish the space to the design.

Trade coordination

Mechanical, electrical, plumbing, fire protection and low-voltage trades scheduled and managed.

HOW THE JOB RUNS

The build-out sequence

From an empty suite to a space ready to open.
01

Plan and permit

We review the design, price every trade, and submit for permit while long-lead items are released.
02

Demolish and frame

The space is cleared and walls and openings are framed to the plan and the glass.
03

Rough-in and inspect

Mechanical, electrical and plumbing are roughed in and inspected before walls and ceilings close.
04

Close in

Drywall, ceilings and finishes go in while glass and doors are measured and fabricated.
05

Install glass and finish

Storefronts, interior glass and doors are installed, and final finishes are completed.
06

Inspect and hand over

Final inspections are passed, the punch list is cleared and the space is handed over.
